Turnkey transformation of Helmerhus at City Hall Square in Copenhagen.
The project involves a comprehensive renovation of the historic buildings of approx. 20,000 m2 that includes offices, restaurants, shops, and residences.

With German customer Square Copenhagen, Hoffmann started developing the project in 2021.
It has been carried out based on Hoffmann’s collaboration model, with an initial design and provision of the project’s finances and solutions in a Phase 1 process. Followed by Phase 2, execution as a turnkey contract.
Overall, the building is approx. 20,000 m2, with approx. 15,000 m2 offices, approx. 3,000 m2 of restaurants, cafes and shops on the ground floor and approx. 1,000 m2 residences.
There will be rooftop terraces on parts of the roof, and a five-storey connecting building will be constructed in the inner courtyard. In addition, two courtyards will be added on a new deck above the ground floor.
Helmerhus was completed at the end of the 19th century and became known as the “Utrecht building”, named after the building’s first user – the insurance company Utrecht.
The construction period is from 2023 to 2026, and the building is expected to be certified with DGNB Silver.
